Renting out rooms to tourists remains an attractive venture for homeowners, but it can no longer be approached haphazardly from a tax perspective. We will focus on common scenarios, such as renting through Booking.com / Airbnb and other similar platforms. First, you must determine if you fall under the "short-term rental of rooms located in personally owned dwellings" regime. As of 2026, this is the official terminology used by the Fiscal Code. This regime covers the uninterrupted rental of a room to the same person for a maximum of 30 days; note that rental for a fraction of a day is treated as a full day.
